The VA funding fee is a one-time payment required by most VA loan borrowers to help fund the program. It ranges from 2.15% to 3.3% of the loan amount depending on your down payment and whether you have used a VA loan before. The good news is it can be financed into the loan — no cash needed at closing. Veterans with a service-related disability of 10% or more are completely exempt from the funding fee.
Yes! The VA loan benefit is reusable. You can use it multiple times as long as you meet the eligibility requirements. However if you have used a VA loan before and still have an outstanding balance the funding fee increases to 3.3% for subsequent use with no down payment. Once you fully pay off a VA loan and restore your entitlement you may qualify for the lower first-time rate again.
VA loans are available to veterans with honorable discharge (evidenced by a DD 214), active duty service members who have served the minimum required days, National Guard and Reserve members with at least 6 years of service or federal active duty service, and eligible surviving spouses of veterans who died in service or from a service-connected disability. VA loans can only be used to purchase a primary residence — the home you will live in. They cannot be used for investment properties or vacation homes. Additionally VA loan guidelines are strict about property condition — the home must meet VA minimum property requirements for safety and livability.
